Mortgage Loan Rates & Terms

Better’s repayment terms are either 15, 20, or 30 years, and 5/1, 7/1, and 10/1 options for adjustable rate loans. Because all of Better Mortgage’s loans don’t have prepayment penalties, you’ll be able to pay back the loan quicker if you wish, saving you thousands in the process.

Better Mortgage’s average closing costs work out to $3,598 in third-party fees for purchasing a loan. For a refinancing loan, they come to $1,824, on average.

Better Application Process

Better has a completely online application process which takes about 3 minutes for homebuyers looking for basic pre-approval. And while the website indicates that it can take up to 2 hours when shopping for a home and 30 minutes if you’ve already found a specific property to buy, the application for refinancing only takes a few minutes.

Once you fill out a form with a couple basic questions about your financial picture, prospective property, or home equity, you’ll be given an initial loan estimate. Next, you’ll be connected with one of Better’s dedicated loan officers for extra support along the way.

Once you’ve completed a few tasks including documentation, you’ll receive a loan estimate and will be able to request a locked-in rate. Better Mortgages typically closes a mortgage loan in 3-6 weeks after you’ve locked in a rate.


Customer Support

For customer support, Better offers a single dedicated loan officer for every customer which is a great addition to their baseline support. The loan officer will help you throughout the entire loan process, wherever you need help.

So, should you use Better.com to access a home mortgage loan?

Better is one of the best tech-driven digital mortgage lenders on the market. With a quick loan application process compared to traditional means, competitive rates, and no origination or lender fees, it’s one of the best options available when looking for a loan.

While they do impose a minimum credit score of 620 like most lenders, their algorithm makes it much easier to secure a loan for scores between 620-700 (compared to their competitors).

Any borrowers that meet the minimum 620 credit score will be able to secure a loan with Better. However, the group that will benefit the most from Better’s services are minority borrowers who have had difficulty getting approved by traditional mortgage lenders.

Does Better.com offer borrowers commercial construction loans?

No, unfortunately, they do not offer any commercial construction loans at the moment.

Will Better.com service my mortgage?

Yes, Better will service your mortgage, but they won’t necessarily do it for the lifetime of your loan. At some point in time, Better.com may transfer your loan to a permanent provider. It has a large roster of mortgage investors and servicers, including banks, government entities, and other firms. They will contact you if they transfer your loan to a third party.

The refinance process with Better was easy and relatively quick. At each stage of the process there was a specialist assigned to me to guide me through the required steps. There was frequent communication. More detail on the Website on the task requirements, perhaps even examples/samples would have been helpful. I also would have appreciated a flow chart or similar visual that showed the steps of the entire process with time frames--a big picture summary. All of the individuals that I had contact with through the process were pleasant, knowledgeable and responded in a timely manner to my e mails or phone messages. Very competitive rates (in fact, the best I could find), EXCELLENT customer service and super efficient --- we closed on our loan in just 5-weeks! Mostly good, but changing disclosures frustrating

The rate was very very good and responses were fast whenever there was a conversation, but there were two very frustrating things. The first is that the closing disclosure kept changing without any history of the previous closing disclosures. It was very difficult (or basically impossible) to track changes between each. The second is that we were trying to figure out how much in closing costs to roll into our loan versus pay at closing. I think my partner asked for a few options to compare closing and monthly costs, but we never got a list and just kept seeing these change. It would have been great to see a list of options or a calculator to see how we could have purposefully picked an option rather than being at the whim of Better's suggestions. Otherwise, it was a mostly great experience. One other weird thing was that I would get an email saying that we had 10 tasks only to sign in and only see 1 or 2, but that sounds like a minor bug.

I really appreciated how easy the online process made things. Sometimes there were snags with the system (you should have maybe a back or undo button for some of the tasks), but everyone I worked with was extremely helpful. Almost a perfect team

Overall, most of my team did a great job at keeping in touch and answering all my questions. I would recommend this service to anyone. Great Rates, lovely people, but you have to be patient and persistent

Better.com provided me a loan for the purchase of a property in Houston, TX. I selected them as the lender for the following reasons: 1. Lowest Rate, 2. Offered a Jumbo Loan with a 11% down payment, whereas most other institutions required a 20% downpayment, 3. No PMI, 4. Low fees. The negative aspects of the process are as following: 1. You won't be dealing with a dedicated person throughout the process. Depending on the stage of the lending process, you'll be connected to different people, with different responsibilities. The problem with that is that you have to be constantly repeating yourself when calling to resolve any particular "issue" you're dealing with. Another problem that I experienced was that early on I was given incorrect information about the credit history requirements for the loan, and I thought that I would not be able to qualify because I virtually have zero debt. Only after discussing the issue with another employee, I realized that the underwriting requirements were misunderstood by the original loan officer. Overall, it was worth to use Better.com because of the financial conditions of the loan, but it demanded a bit of patience and persistence from me.

Overall an exceptional experience

Overall an exceptional experience. Well organized, efficient, and easy. My only complaint is with the appraisal process. There was a drive-by appraisal and I was not notified nor did I get to explain the value of the property and what had been occurring in the neighborhood. As such the appraisal was a full $100k less than it should have been. But other than that, very smooth. Manuel and Jeff were amazing! 5 stars to the Team for sure.

My review

At times it was very hard to get a hold of anyone. I would email and call and leave messages but didn't get a response or call back. One time I made an appointment online for someone to call me and they never called or emailed. When I did get a hold of someone they were very friendly and helpful, but when you are dealing with a new company that you never heard of before, it made me a bit nervous when I couldn't get a hold of anyone with my questions. Now that it's over I feel a little better, but there definitely was some unnecessary stress.

Long delays between tasks being completed. Our DTI was too high so I reached out to Hannah and the numbers weren't adding up. She went back to her team and low and behold, the DTI went down. They did not add back depreciation to our rental properties so our DTI was still not correct but usable. You requested a P&L for both of our companies which I supplied. I heard on Thursday, before closing the following Thursday that our income went down. I heard nothing from Better.com from Thursday afternoon until Monday afternoon when I emailed Hannah asking for status. A new task showed up with an explanation that they needed a combined P&L which I had suggested earlier the week before. Our closing was delayed a day...an amendment had to be created because your team didn't fulfill! After doing research, this isn't the first time this has happened. I don't know that I would use Better.Com again. You're dealing with people's money, lives and dreams. I'm very disappointed. I would also like to add that we requested this to be placed under our trust. No one from Better.com said anything to us. When we received the closing disclosure and Alta statement from the title company, the title company forwarded me an email from Better.com stating that it’s not allowed. First time I’d heard of this.

Amazing Start, Good Finish

All around amazing process going through Better for my mortgage, I am a first time home buyer and heard the process was hell, but I thought it was pretty easy. Part because I am extremely organized and on top of my stuff as the team has told me numerous times and the many contacts and experts there were to help me made it easy to get my questions answered and any confusion solved pretty quickly. I did find the beginning of the loan process to be a lot more engaging than the later parts. It was easier to get responses from my team as well as faster, there was never confusion and I was contacted regularly for catchups. Not saying the ending part of the loan was bad, it just seemed to slack off a little and took my experience from absolutely amazing to great. Pushy but helpful

Website with task list was mostly easy to follow and responsive. Contacts were quite pushy at first, sending several emails each day and also calling several times. I asked them to stop and they honored this request. After that, they were responsive to questions but left me alone which I appreciated. The Closing Expert Sarah was very helpful and always responded to emails very quickly and with accurate information.
