Loan terms depend on the type of term you’re looking for. Easily search for different options, from 30, 20, 15, and even 10-year fixed loans. LoanDepot also lets you search for 3/1, 5/1, 7/1, and 10/1 Adjustable-rate mortgages (ARM). Depending on the information you put in, your results can vary, but it’s possible to find both 10 and 20-year loan terms.

LoanDepot includes a variety of annual percentage rate (APR) offers. The lowest APRs are mostly reserved for the 5/1 ARM offers. Adjustable rate mortgages aren’t the most beneficial option for every home buyer. Sometimes, interest rates are considerably lower than APR by a wide margin.

For adjustable rate mortgages, there are interest rates as low as 2.25% and for fixed rate mortgages you can get interest rates as low as 3.25%.

The one downside is that only those with a credit score of 700 or higher will have access to these rates. The further you dip below 700, the higher the rates get. For instance, if your credit score hovers around 650, you’ll likely see rates around 4%.

LoanDepot’s application process includes a few more steps than others on average. However, the entire process is also quicker than most. LoanDepot’s application process has 7 steps:

1. Fill Out a Short Questionnaire. After the questionnaire, you will be asked to be contacted with a Licensed Lending Officer.

2. Talk to a LoanDepot Licensed Lending Officer. One of LoanDepot’s 1,700 licensed lending officers will help you through a “no steering policy” which means you will get the best loan for your goals, not for their wallet.

3. Define Your Goals. Determine your budget, needs, wants, to find the home of your dreams.

4. Choose the Right Loan for You. Pick from fixed-rate to adjustable rate terms, or government loans.

5. Get Approved. Your Licensed Lending Offier will coordinated the necessary parties to make sure your laon is submitted properly for approval.

6. Submit Documents. Some documents you may need to submit include mortgage statements, paystubs, 2 years of employment history, etc.

7. Close Your Loan. When you’re approved, LoanDepot will schedule a closing appointment at a time that works best for you.

The downsides are that you’re quite limited in the number of options available online, and LoanDepot can be pushy towards moving towards a phone call after you get past the loan rate estimator. Second Thoughts About LD

I have done many refis over the years, so I know what is involved. Started the process with LD mid December 2020. Communication from our loan processor is spotty and at times, cryptic. It is like pulling teeth trying to figure out what is going on. It doesn't seem like anyone is in charge of the process. We are supposedly at the point where we should be setting a closing date, but...crickets. It's Thursday evening. so it means another week will go by with nothing happening. What choice do I have at this point??

Lack of resources, inconsistent and poor communication setting me back 4 months of mortgage payments

The 1 star is for the nice customer reps that I talked to, but 0 stars for everything else. I have been trying to set up bi-weekly payments since November 2020. It is now mid February and still nothing. In Nov, they told me to be able to set it up, I had to submit an autodraft form and pay two months ahead of time. So I email them the form (as it instructs you to do in the form itself). I received a reply back saying They don’t accept documents via email?? Then why did the form tell me to do that?? So I log on to the portal and The portal doesn’t let you upload documents?? The only way is fax. FAX?? It’s 2021! Fine, I go to Office Depot and fax in two documents, a third party authorization form and the autodraft form and wait for LoanDepot to set up the biweekly payments. They send an reply via the message center and say please wait a few weeks before it applies to your account. I wait, and nothing. I call, and LD says they didn’t receive my auto draft form but they received my third party form. I sent them in in the same session, so it’s not possible it didn’t go through, but I send it in again and wait another few weeks since I received the same reply to wait for a couple weeks for it to apply to my account. I call in after seeing I still was not set up. They say they haven’t received the auto draft form. I tell them to open up the third party file while I’m on the phone, since they say they received that one. I had to talk to at least 3 different agents before I could reach someone to do that and LO AND BEHOLD the the budget form was in the same file as the Third Party form. So NO ONE who saw that form thought to send in the auto draft form to the right department?? All of the faxes go to one number, so I have no control over sending the docs to different departments. How frustrating!! But now, with that form verified, at least we can continue with the process right? WRONG! I was asked to wait another couple of weeks for it to apply to my account and a couple weeks later.. still nothing!! We call back and now they say they need me to mail in a blank check?? Why didn’t any of the 20 representstives I talked to before this mention anything about a blank check? Now I have to order it and wait a couple weeks AGAIN. It is now February 24. I call in while waiting for checks and now they are saying I don’t need a blank check but to pay 3 months worth of the mortgage to get my original request started?????? I don’t have 3 months of mortgage money just laying around?? And all of these issues were due to LD’s lacking portal, lack of and inconsistent communication, and poor technology and security! And now I have to pay for it?? Setting up biweekly payments for your account should NOT be this complicated. There should be an option in the portal to do so! Terrible company. Would not use again or recommend to anyone!

Stay Away

Should be 0 stars, horrible experience! I was contacted by phone by an agent, I told him I wasn't interested but he proceeded so I listened. Then he said he was going to check my credit report, I told him that I did not want my credit pulled he said it was not a hard request. Then he gave me my results. I told him I'd need time to look over my bills as what he was offering with Loan Depot would increase my monthly payment by $131/month. I told him that I was a work and needed time, he said he would call me after work and I told him that would not work, but he basically refused to give me the time. I had to hang up on him. Then the next day I get an alert from Creditkarma that my credit report had been pulled, and my scores had decreased by 5 points. Then on Saturday morning I wake up to an email that my loan application was ready to review on the Loan Depot website. Turns out this slimy, fast talking agent had proceeded without my permission. Even if LoanDepot were offering an extra $1000 just for using them because of this pushy, slimy, agent Diego Valles I would never ever use their company. I hate to be rude or use names, but in this case what Diego did was not right.

Should be no stars

Should be no stars. We started the process in 8/20. All went well in the beginning. Surprised by the fast appraisal so we thought this loan process would be completed promptly as promised. By 2/21 nothing done and they needed a new appraisal and credit report due to their delay. I felt this was a pacifier and would continue longer. What a waste of time and spent about $500 for an appraisal that is useless. Find another company.

Worst refinance experience I have ever…

Worst refinance experience I have ever dealt with. This is the 4th time we are refinancing and this one gave us a lot of headaches. No one ever responds to emails, calls, texts.. NO ONE. When I asked about the status, I never get an answer. The rate lock was extended 4 times. It has been over 4 months since we started this process and still it is not going anywhere. We are currently looking into just doing it with another company. Major regret not looking up their ratings beforehand.

Loan Depot - Horrible experience

I've done 20+ refi's & loans for purchases w/ many companies. Loan Depot was the worst experience! No callbacks even after 11direct requests & 2 escalation requests made by their own customer support team. Repeated stalls in processing app pkgs. Broken internal handling practices at several levels. I read an article today about an email that all LD employees got from the CEO / founder telling them to quit whining & suck it up. Maybe failures, poor practices, disrespect for the customer & bad attitudes start at the top.

It took them more than 7 months to fund my refinance. Had to finally send a terse email to the CEO and internal Blog administrator, quoting some of the language from their recent commericals that began to air after they went public in January 2021, to get a response. My email was entitled: "Does it really take 7 months to refi with Loan Depot???" 14 days later my loan funded. I hope they do a MUCH better job at servicing than they did at originating and funding this loan.

When I applied for a re-fi loan with LoanDepot in Oct 2020, I began getting excellent service. All the information they required was gathered in the space of an hour. The closing was picture perfect in Nov 2020. Many months later, when I sent my loan officer a request to provide me scanned copies of the closing docs (i mispaced mine (:-), I got a response with the info I was looking for, in a matter of few minutes. I mean like 3 minutes!! Tim Foreman and Mark Holden at LoanDepot need to be singled out for exemplary customer service. I am so happy my mortgage is with these folks!!

Avoid working with this company at all…

Avoid working with this company at all costs. They claim customer service is important to them but that is a lie. They took over a week to fund my loan because of errors Sean Dibble admitted he made. This caused us to owe more interest. My attorney tried for three weeks to pay off the loan but loan depot kept rejecting. I have called over 10 times and emailed the same amount and no one will call me back. Tonya Tipsword who I originally spoke to to try to resolve the funding talks a good talk but won’t return calls or emails. Shay Narcisse, Rico Beauford, and team won’t call or email us back. This is honestly the worst customer service experience of my life. I never write reviews but this company has serious systemic issues. I still have no word of if my mortgage payoff was accepted. Their business practices border on fraud.

An Experience That Should Have Never Been

They contacted me for a refinance based on a loan I obtained in February 2020. I received a worksheet that I was to review and discuss with them. I could never get in touch with them since, and only once did I receive a return call which I missed. Eventually they sent a denial letter which was curious because I never applied plus my financial picture is the same as it was last year. I should have been approved had I applied. This experience was a total joke!

Very poor communication and long time to close out loan

I wouldn't recommend LoanDepot. The whole process was very stressful and frustrating. It look a long time to close out my loan around 102 days. I've been very responsive and often provided all the information or documents within a few hours of them requesting. Despite this, they've been very poor with processing and communication. I've often had to follow up and call around multiple people to get any kind of update. Most often than not, I don't receive any response to my call/voicemail or emails. Even when I do, they say they'll get back but they never provide an update. I shouldn't be the one pushing them to close my loan. This has been the least pleasing loan company to work with.

Not worth to spend time and money with LoanDepot

They do not keep their word. Was told they do price match with the rate initially but as we come close to the closing they said they can't match it. Each and every document they provide had issues and numbers do not match. So, I had to review all of them multiple times. I have never closed the same house twice with in a week. I was forced to sign the closing docs twice with in a week due to their errors/mistakes. Be aware before you choose this company so that you save time and money.

The worst lender I've ever worked with!

Please don't work with this lender. They go back on their terms and closing costs (make false promises). They are also unresponsive. You have to do all the leg-work and hang on call for hours multiple times a week to get anything done. Terrible customer service and false promises is what you get here, unfortunately!

This is the worst lender imaginable!

This is the worst lender imaginable. I have an 800 credit rating, make more than enough to pay the mortgage, and have owned many properties. Don't use them. It has taken 3 months for a simple refi with no end in sight. My emails are constantly ignored by low-level workers and supervisors. Response to Loan Depot: Yes, I have contacted the supplied email and my so called 'loan officer'. This is crazy. Most likely I will do a chargeback on the money you took from me already and go with another lender with months wasted.

WORST experience of my life

WORST experience of my life. To be clear, not our first refi. 2015 different lender, went smooth. At Loandepot we started at the end of July 2020 and I was told 20 to 60 days max, we just closed January 27th 2021!!!! 6 whole months! I was told closing cost would be $2,700 to $3,000! The paperwork then said $9,000!!! I called them on it, it took weeks to fix. In the end they snuck in extra charges making closing $5,000!!! Way off from what we were told. We did everything they asked right away, no follow up or very slow when they did. Many times my husband and I thought they were sabotaging the loan on purpose. Weird, why?! Closer seemed to be a moron. He would take a week to respond to my emails. Always seem to only respond on a Friday at 5pm. Frustrating because you'd answer thinking he will get to you Monday first thing, nope he would respond on the following Friday again at 5pm! In conclusion, they are flat out liars and theives. Also.....Watch your final paperwork closely if you in a loan process now, we just closed after months of dropped contact no responses and a lazy incompetent closer agent. And so many hidden snuck in charges. And twice we caught the charges and mentioned them, and they still charged us! A whole lot wrong with our final statement. And no one is answering my emails to help sort it out. They got our money and no longer care. Long story short, Dont trust Loan depot. RUN elsewhere.

Smooth as silk!

This has been such a free flowing and smooth process. Anthony is very detail oriented and displays so much interest in serving his client beyond expectations. Okay, so I had put some reviews on LD. Not flattering because at the time they delivered horrible inconsistent service. In short they reported I was a month late which was an error. I ended up working with Nancy Perez of LD customer service. After she did her research the error was corrected. And for that I give 3 stars. She regardless of my prior experience with LD ( and I have never been a late payer) showed logic and professional responsibility.

Very good rate and smooth experience

My loan got processed today, I am very happy with the overall experience from beginning to the closing. I reached out to Ricky, he helped me with the application process, and was very flexible in providing Loan Estimates for various terms I was interested in. Once we confirmed the Loan, every thing went well as Ricky explained to me. He provided clear overview/process that made me comfortable through out the loan process. Best Loan Service I Ever Had

Norm is quick and highly detailed loan banker. Kelli, the local officer is also very much on the ball, in the same manner. He's accurate, and guides complicated process like a true professional. Norm and Kellie are easily accessible if I have questions. Both are friendly, courteous people. Could not ask for any better people, or service!!

I could never get the loan adviser to… respond.

I could never get the loan adviser to respond to my requests in a timely manner. I had loaded all the info needed/requested and plus, being a previous client, I thought I'd get better service.

Hard to get throug to customer service and never getting answers to my question

Getting a loan was great,but when I was turned over to the servicing part of the company I could not get people on the phone to answer questions. They would reroute me to some other depart still with no answer to my question. This is the worst mortgage serving company that I have dealt with. I may have to refi to get away from Loan Depot servicing company. They keep asking me to use their web page, I did and still did not get my question answered.
